TAKE JUDICIAL NOTICE

Commencing on January 14, 2015, Nassau County will require verification of the Section, Block, and Lot on all of the following instruments:

1. Deeds
2. Mortgages
3. Satisfactions
4. Consolidations
5. Any modification of the above instruments

Nassau does not require this verification for the following:

1. Powers of Attorney
2. Releases of State Tax Liens
3. Building Loan Agreements
4. UCC’s
5. Map Filings

Such verification comes in the form of a letter form the Assessor’s office.  Known as, “TMVL,” instruments presented without such a letter will not be accepted for recording.

A tax map verification letter can be obtained in the following ways:

1. Online at nassaucounty.gov/1501/assessment
2. Going in person to the Department of Assessment.

If an instrument covers multiple lots, the main lot should be entered so that there is only one verification letter and one administrative fee.

Commencing on March 1, 2015, Nassau will charge a $75 administrative fee for the issuance of a verification letter.  Please note that this is a County fee.  Judicial Title has not increased recording charges in any way.  As always, Judicial Title will assist you in obtaining these verification letters.
